What is a DSCR Ratio?

DSCR stands for Debt Service Coverage Ratio. It measures whether your rental property generates enough income to cover its mortgage payment.

The Formula

DSCR = Monthly Rent ÷ Monthly P&I Payment

A DSCR of 1.0 means your rental income exactly covers your mortgage. We generally require a minimum DSCR of 1.0 — though some programs allow as low as 0.75 with stronger compensating factors.

A DSCR (Debt Service Coverage Ratio) loan qualifies you based on the rental income your investment property generates — not your personal income, W2s, or tax returns. The lender calculates your DSCR by dividing your monthly rental income by your monthly mortgage payment. A ratio of 1.0 or higher typically qualifies. This makes DSCR loans ideal for investors whose personal income looks low on paper due to write-offs and deductions.
Significantly fewer than a conventional mortgage. Typically you'll need: a government-issued ID, the signed lease agreement (or market rental data for new purchases), a property appraisal, bank statements showing reserves, and basic property information.
